GROUND FLOOR: The beautiful open plan living space offers stunning views of Minety Lake through the large panoramic floor to ceiling windows. Natural light fills the entire home as the large 3 storey atrium offers an everchanging vista as the sunlight bounces and moves throughout the day. Cook up a delicious meal in the modern and well-equipped kitchen with all the necessary mod cons and amenities you’ve come to expect. Complimented by a breakfast bar and a large dining area for 12, the entertainment space is further enhanced by opening the large sliding doors out onto the huge - and contained - ground floor terrace area. Relaxing together on the outdoor sofas and in your very own private hot tub, it brings an extension of the indoor entertainment space out to create one huge family space. A secure gate to the banks of Minety Lake leads guests to their private jetty for launching watercraft directly from your property. Hire kayaks and/or paddleboards from the onsite activity provider, or bring your own with you and get straight out on the water – "All Aboard!" Warm up alongside the stunning Scandinavian wood burner and enjoy quality family time with board games, or settle into a film on the Smart TV that hangs from the ceiling. A well-equipped utility / boot room and separate WC complete the ground floor.
FIRST FLOOR: Three of the property's five bedrooms can be found on the first floor. The first of the home's 2 primary bedrooms has a large super-king bed and a large walk-in shower ensuite. With floor to ceiling windows spanning the entire width of the room, step onto a private balcony for your morning coffee overlooking the stunning Minety Lake. Complimented by dressing table and large double integrated wardrobes. Bedrooms 2 and 3 both have king beds, wall mounted Smart TVs, integrated wardrobes, and ensuites.
SECOND FLOOR: Both the first and second floors have large landing spaces filled with natural light. The huge picture windows look out over the large atrium space that starts on the ground floor below and rises to the very top of the home. An impressive Bedroom 4 boasts a large super-king bed with an outlook overlooking the very best views in the house through the huge Apex picture frame window that fills one entire side of the room. Electric blinds, large Smart TV, integrated wardrobes and a reading nook from which to relax and watch the everchanging views out across the water complete the room. Bedroom 5 is a twin room with two single beds, integrated wardrobes, Juliette balcony, and large Smart TV with Xbox. This room also has the added bonus of 2 full size single trundle beds, allowing the room to accommodate up to 4 guests. Both bedrooms on the second floor are complimented by the large family bathroom that has both a bathtub and a separate shower.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: The property comes with dedicated off road parking with a private driveway for 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. A gate leads to the bank of the lake, additional monitoring should be applied. SPECIFICATIONS: may change from the items listed here. IMPORTANT NOTICE REGARDING BUILDING WORKS: ‘All Aboard’ is fully completed and ready for your arrival. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. Please view the latest photography and progress of proximity building works within the property’s gallery page. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays. To reflect any possible disruption, ‘All Aboard’ has been discounted, especially during our midweek date options from Monday – Friday (4N).
