GROUND FLOOR: The stunning Mackintosh House is the perfect getaway for those seeking relaxation and tranquillity. The lodge features a large open plan living space, with floor to ceiling windows offering breath-taking views of Minety Lake and its ever-maturing banks of flora and fauna. The stylish kitchen is fully equipped and perfectly appointed in the centre of the house, making it a dream for cooking up a storm. The huge island is the real centre and with a 3-storey atrium overhead opening the space and providing a real cathedral sense of grandeur, it is a stunning entertainment space. A dining area ready to host those lovingly prepared group meals and a large living area overlooking the ground floor decking area are situated either end of the kitchen. Complete with large, stylish and uber comfortable sofas, with smart TV and a stylish and cosy and modern Scandi wood burner ready for those cosy nights in!
Pull open the bi-fold doors and extend your entertaining space outside, with outside seating and table and chairs for some alfresco dining, before hopping in your private hot tub that sits on your fully enclosed terrace with beautiful views of the lake and beyond. A side gate allows access to the banks of Minety Lake and your very own pontoon from which to launch your watercraft (bring your own or hire from the onsite activity provider).
An extremely handy utility / boot room with washing and drying facilities and separate entrance and a WC complete the ground floor of Mackintosh House.
FIRST FLOOR: heading upstairs you’re met with a large landing area with a huge window that overlooks the atrium and kitchen below, a real light and airy space. Bedroom 1 has a stunning outlook overlooking the glorious Mintey Lake through the panoramic floor to ceiling bifold doors that open onto your very own private balcony terrace – the spot you’ll end up each morning sipping your first coffee of the day (bliss!). The super king bed allows for morning views, a desk and shower ensuite complete the room. Bedroom 2 is a triple bunk bed – a small double bed with a full-size single mattress option above allowing for 3 guests. This has access to the family bathroom (with shower) on the landing. Bedroom 3 in a king room with ensuite shower room. All bedrooms and bathrooms are beautifully designed and really provide a sense of being with their comfortable and stylish design.
SECOND FLOOR: another flight of stairs and you’re at the top of the house and within the apex of the roof space, with skylight letting an abundance of natural light in that pours down into the rest of the property, filling the atrium and landings with light that bounces off every surface. This second floor is a master suite, with huge super king bedroom with one wall of glass with views across the lake a beyond. A super comfy designer sofa offers an area to sit and relax whilst watching the local wildlife go about their day, and a private bathroom at the other end of the landing separates this floor from the levels below...

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: The property comes with dedicated off road parking with a private driveway for 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. A gate leads to the bank of the lake, additional monitoring should be applied. SPECIFICATIONS: may change from the items listed here. IMPORTANT NOTICE REGARDING BUILDING WORKS: ‘Mackintosh House’ is fully completed and ready for your arrival. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. Please view the latest photography and progress of proximity building works within the property’s gallery page. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays. To reflect any possible disruption, ‘All Aboard’ has been discounted, especially during our midweek date options from Monday – Friday (4N).
