GROUND FLOOR: A lovely welcoming and inviting home, the lake can be viewed directly from the front door upon entering the impressive Mirrors Edge. A large and impressively laid out open plan ground floor living space with high ceilings, huge windows and contemporary furnishings, draws you directly towards the stunning view of Minety Lake. A view which is perfectly framed by the floor to ceiling bi fold doors which can be pulled back to open one entire side of the property, seamlessly transitioning between the interior and exterior, creating one large entertaining space. The huge three-story atrium in the middle of the property fills the home with natural light which bounces throughout the house, offering different views and vibes at all points of the day. A modern and well-equipped kitchen with high-end appliances, a spacious dining area, and a comfortable and stylish lounge area make this the perfect space for relaxing or hosting guests. Stepping through the open bi fold doors, high quality outside sofas and chairs sit on the large ground floor decking that draws in the afternoon sun and long into the evening. Fully secured with glass balustrades, a private gate allows access to and from a modest garden space and your very own private pontoon - the perfect spot from which to moor and launch your paddleboards and kayaks.
A large king size bedroom sits adjacent to the large family shower room which huge 'walk-in' rainfall shower, offering the full 'same floor' living to those with mobility issues - a real treasure! A large utility / boot room with side access completes the ground floor.

FIRST FLOOR: Greeted at the top of the stairs by the huge floor to ceiling window overlooking the void of the atrium and stylish kitchen below, this naturally airy landing space branches off to 3 of the home's 4 bedrooms. A magnificent master king suite - with ensuite shower room - has some of the best views of Minety Lake you could ever imagine. With a large apex double height wall of glazing, wake up to the incredible panoramic view of the lake from the comfort of your bed, or step out onto the private balcony with a two-person egg chair where you can relax and take in the peaceful surroundings with your morning coffee. The master suite also features a dressing table that can double as a workspace. Across the landing is a further ensuite bedroom, this time in a twin arrangement offering two comfy single beds. All bedrooms in Mirrors Edge have integrated wardrobes, and this twin room also benefits from a stylish and modern ensuite shower. Bedroom 4 is a very good-sized room offering a bunk bed with two single beds and a sofa bed (futon) that can be comfortably utilised by a child/teenager allowing some flexibility. A fun room, bedroom 4 during the day can be used as a TV snug with sofa and bean bags - the ideal space for children and teenagers (and big kids!) to escape to. A further beautifully designed bathroom adjacent to bedroom 4 serves its occupants, with bathtub and handheld shower.

SORRY NO HEN/STAG GROUPS. By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests. STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking. DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season. NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system. PARKING: The property comes with dedicated off road parking with a private driveway for up to 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible. TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm. BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking. LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. A gate leads to the bank of the lake, additional monitoring should be applied. WOOD BURNER: Owner's Note - Not in use. Guests welcome to use battery powered candles located in log burner for cosy effect. SPECIFICATIONS: may change from the items listed here. Please check prior to booking if you require any further clarification or confirmation of important items. IMPORTANT NOTICE REGARDING BUILDING WORKS: 'Mirrors Edge' is fully completed and ready for your arrival. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. However, building work is still ongoing some distance away from the property. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays.
